  • How do I pay my rent?

    Log into your online portal to pay your rent. If you are not yet registered, please create an account here!

  • How do I submit a maintenance request?

    Please submit a maintenance request through the tenant portal

    1. From the Home or Maintenance tab, click Request Maintenance.
    2. Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.

Management FAQ's

  • What services do you provide as a property manager?

    360 Management offers full-service property management, including:


    • Leasing and tenant placement
    • Rent collection and disbursement
    • Maintenance coordination
    • Eviction processing
    • Property advertising
    • Financial reporting
    • 24/7 emergency service response

  • What are your fees?

    • Management Fee: 10% of monthly rent
    • New Lease Fee: One full month’s rent
    • Lease Renewal: 0.25% of monthly rent
    • Eviction Processing: $100
    • Service Calls: $75 (business hours), $100 (after-hours emergencies)
    • Project Oversight: 25% surcharge on contractor invoices
    • Other service-specific fees may apply as agreed upon

  • When do I get paid?

    Owner payouts are issued on the 15th of each month. All funds are held in a separate trust account and are fully documented.

  • How long is the contract?

    Standard management agreements are for 12 months with the option to terminate by either party with proper notice (terms selected in the agreement).

  • Can you handle evictions?

    Yes, we are authorized to sign and serve notices, initiate eviction proceedings, and recover possession of the property if needed.

  • Do I have to approve maintenance or repairs?

    We handle routine and emergency maintenance. Owner approval is required for single expenses above a specified threshold unless it’s an emergency.

  • Do you manage both residential and commercial properties?

    Yes, we manage both residential and commercial properties.

  • How do you market vacant units?

    We utilize yard signage, online listings, social media, and our extensive tenant waitlist to quickly fill vacancies.

  • Who collects the rent and security deposit?

    We handle rent collection, late fees, and security deposit processing. Deposits are returned according to the terms in the lease and applicable laws.

  • Can I cancel the contract early?

    Depending on the selected terms in your agreement, early termination may be allowed with 60 days’ written notice.
